We offer 90 Days Same As Cash, available with no origination fees on terms ranging from 24 to 36 months. Rent-To-Own financing is available up to $25,000 with competitive rental rates ranging from 40-60%. Our process is hassle-free and comes with no obligation.
Please note that renters must complete a Landlord Waiver.
Customers can be either owners or renters of the home and/or land. If you’re a renter, your landlord must sign the landlord waiver.
Our program requires no credit checks, allowing more individuals to access financing.
Only one building per contract is allowed unless they are being connected. All buildings must be certified and cannot be an occupied space. We do not finance barndominiums, tiny houses, container homes, or lived-in outbuildings.
The total Rent-To-Own amount cannot exceed $25,000. If it does, an additional down payment is required to meet the $18,000 threshold. This down payment will include tax and must be paid to Lion Buildings before contract approval.
For contracts totaling $10,000 or higher, proof of home or land ownership must be provided. Acceptable forms include a PVA/Tax Bill, Property Deed, or Mortgage Statement.
The Rent-To-Own contract consists of 6 pages, including the Purchase Order Form and the Landlord Waiver (if applicable). All pages must be signed or initialed in the designated areas for processing.
Customers must provide their Social Security Number (or at least the last four digits), date of birth, driver’s license number, and two required references. While a copy of the driver’s license is preferred, it is not mandatory.
24-month terms are available for orders up to $25,000 with a divisor rate of 14.4. Other options include 36 months (19.8), 48 months (21.6), and 60 months (24).
Some terms may carry an origination fee, automatically populated upon selection.
The origination fee is a non-refundable charge to Heartland for processing the contract without a credit check. All labor charges must be classified under “Labor Fees” and paid at installation; labor charges cannot be financed.
Customers must choose to accept or decline the LDW, which covers the unit only (no contents) for natural disasters.
Customers can have multiple contracts as long as the total Rent-To-Own amount does not exceed $20,000. If you’re already paying on a unit, another contract requires Heartland’s approval.
There is no penalty for early purchase. Our 90-Day Same As Cash option is exclusive to Lion Buildings.
The dealer’s commission is listed as a security deposit and is refundable once the customer owns the building. A minimum 10% security deposit must be collected.
Customers can opt for monthly or bi-weekly payments. The first payment and any applicable origination fee are due at installation, payable to Lion Buildings via money order, cashier’s check, Visa, MasterCard, Discover, or American Express. Once the unit is installed, we will invoice Heartland Capital Investments, and future payments or concerns will be handled directly by them.
